New construction starts the year with good prospects.
The main heavyweights in Spanish residential development are preparing new developments and are already planning to market some 31,600 new homes over the next two years, after closing 2021 with over 42,000 properties for sale.
Some developers have clearly defined the areas in which they will concentrate their supply, and are focusing on the main economic and real estate markets (Madrid, Barcelona and Malaga), while others are making construction work contingent on the land purchases they make in the coming months.
This is the ranking of developers who currently have the most housing planned for 2022 and 2023, according to information provided by each company to idealista/news, although not all have yet revealed their future plans, as is the case with Metrovacesa, Vía Célere, Culmia and Acciona Inmobiliaria.
Aedas, Neinor and Habitat Inmobiliaria currently have the most aggressive forecasts in the sector:
Aedas Homes: The developer headed by David Martínez is currently posting the highest figures in the sector.
Specifically, it is aiming to market almost 7,000 new properties over the next 24 months, with the central zone and Madrid constituting the main market.
At the end of the third quarter of 2021, Aedas had more than 7,600 new homes on the market, the second-highest figure in the sector after Neinor, in all its reference markets: Levante (including Alicante and Valencia), Balearic Islands (Mallorca), Catalonia (Barcelona and Tarragona), Aragon (Zaragoza), Madrid, Andalusia (Seville and Granada) and Canary Islands (Las Palmas).
Habitat Real Estate: Habitat is crowned as the second company planning to bring more new developments to market between 2022 and 2023, with over 5,000 units spread across 70 different developments.
Last year, the developer brought almost 4,000 homes to market, mainly in the provinces of Madrid, Valladolid, Seville and Malaga, but also in various parts of the Valencian Community, Galicia, Cantabria, Asturias, Catalonia and Gran Canaria.
Neinor Homes: Neinor Homes, which in 2021 was the developer with the most marketed homes, is now third in the ranking.
Some 5,000 units are planned for this year and next, spread over 60 projects.
In 2021, the company had nearly 9,000 properties for sale, including those sold pending deeds and those still available on the market.
In the latter case, most were concentrated in Malaga, Guadalajara, the Basque Country, Madrid, Valencia and Seville.
It is in these regions, as well as in Barcelona, that we will be putting more properties on the market in the coming months.
AQ Acentor: The developer has 2,360 new homes in its pipeline to be marketed between 2022 and 2023.
It is currently planning to bring 1,100 units to market this year, with a further 1,260 to be sold in 2023.
At the end of last year, it had 3,000 units for sale in Malaga, Madrid, Valencia and Barcelona.
This year, the company will continue to focus on these same markets, with the exception of Madrid, where it will concentrate on the Costa del Sol (more than 1,000 units).
Kronos Homes has also made public its new-build plans, which call for the marketing of 1,075 homes in different regions of the country over the next two years.
In its case, the aim is to market 442 units in Catalonia (238 in the province of Barcelona and the rest in Girona), another 406 in Andalusia (377 in Malaga and 29 in Cadiz), as well as 162 in the Community of Madrid and 65 in Navarre (in Pamplona, in particular).
By 2021, the developer will have nearly 4,000 homes for sale in all these provinces, as well as in others such as Tarragona, Cordoba, Valencia, Valladolid and Seville.
