{"id":60807,"date":"2016-05-10T03:48:21","date_gmt":"2016-05-10T01:48:21","guid":{"rendered":"https:\/\/rendezvous.immo\/purchase-guide\/"},"modified":"2024-08-16T12:40:24","modified_gmt":"2024-08-16T10:40:24","slug":"purchase-guide","status":"publish","type":"page","link":"https:\/\/rendezvous.immo\/en\/purchase-guide\/","title":{"rendered":"Purchase guide"},"content":{"rendered":"<p style=\"text-align: justify;\">For those who wish to have more information on the amount of taxes and duties inherent in the purchase of real estate in Spain, this message is for you.<\/p>\n<h4 style=\"text-align: justify;\"><strong>1) Taxes:<\/strong> There are two different taxes depending on whether the property is new or used.<\/h4>\n<p style=\"text-align: justify;\">For <a href=\"https:\/\/rendezvous.immo\/appartement-a-vendre-a-estepona\/neuf\/\">new<\/a> homes, the tax charged is 10% VAT. So, for an apartment of 300,000 euros, the tax will be 30,000 euros.<\/p>\n<div class=\"text_exposed_show\">\n<p style=\"text-align: justify;\">The tax to be paid in the case of the acquisition of second-hand housing is the ITP which is obtained by applying a coefficient to the real value of the property which can in no case be lower than the tax value which is itself based on the cadastral value (the tax value is controversial given the revision of cadastral values)<\/p>\n<h4 style=\"text-align: justify;\"><strong>For the ITP, the tax rates are as follows:<\/strong><\/h4>\n<p><strong>Erratum: ITP fees reduced to 7% in ANDALUSIA from the start of 2021<\/strong> <a href=\"https:\/\/rendezvous.immo\/en\/the-tax-advantages-of-buying-second-hand-in-andalusia\/\">https:\/\/rendezvous.immo\/les-avantages-fiscaux-dacheter-un-produit-doccasion-en-andalousie\/<\/a><\/p>\n<p style=\"text-align: justify;\">\u2022 8%, in general, when it comes to the transfer of real estate or the constitution and transfer of real rights incumbent on them and up to \u20ac400,000. &#8211; 9%, the transfer of real estate will be taxed at 9% for the portion exceeding \u20ac400,000 up to \u20ac700,000 &#8211; 10%, the transfer of real estate will be taxed at 10% for the portion exceeding \u20ac700,000 7% for garages and 8% for the portion exceeding \u20ac30,000. \u2022 Reduced rate 3.5% on the transfer of goods whose real value does not exceed 130,000 euros intended for the main residence of a buyer under 35 years of age or with a disability of a disabled person of a degree equal to or greater than 33%.<\/p>\n<p style=\"text-align: justify;\">In the case of a new residence, the price of the property is subject to a Value Added Tax (called IVA) at the rate of 10%. This 10% has as counterpart a ten-year guarantee on the frame of 10 years, and on the majority of the new projects of a guarantee of 2 to 3 years on the electrical appliances.<\/p>\n<p style=\"text-align: justify;\">2) Notary fees <strong>: Notary<\/strong> fees, regulated by the administration, depend on the price of the property. You must pay for two deeds, the deed of sale and the mortgage. In the case of a house of 250,000 euros, the notary fees for the deed of sale would amount to around 750 euros.<\/p>\n<p style=\"text-align: justify;\">3) <strong>Registration in the property register:<\/strong> the registration of the two deeds related to the purchase and sale of the property in the property register amounts to approximately 450 euros for a house purchased for 250,000 euros.<\/p>\n<p style=\"text-align: justify;\">4) <strong>AJD<\/strong> : New housing is subject to the payment of another tax: that of documented legal acts (AJD) which amounts to 1.5% of the sale price and in the case of a mortgage (that the housing whether new or used) of 1.5% of the amount of the mortgage.<\/p>\n<p style=\"text-align: justify;\">5) <strong>Appraisal of the house<\/strong> : In the case of a mortgage application for the purchase of the house, you will be asked for an estimate of the value of the property. In this way, the bank will set the amount of financing that will be granted based on this value.
